- Placed in FMLS and MLS multiple listing services-Exposes your home to over 20,000 Metro Atlanta Agents.
- Mail or e-mail copies of all computer print-outs from the listing services to the Seller for review of accuracy and completeness of information.
- Provide a detailed report on your home identifying areas which can be improved with little or no cost to you. This report will help you best prepare your home for Buyer viewing.
- Immediately install a VIRTUAL PROPERTIES YARD SIGN, lockbox, and Information Hotline sign.
- Personally take a FULL DISK OF DIGITAL PICTURES which we use for your Virtual Tour, both FMLS and MLS, Color Brochures, advertising in The Real Estate Book, place in up to 20 websites, including Realtor.com and to e-mail to prospective Buyers over the Internet.
- Create COLOR BROCHURE with up to eight pictures of your home and/or neighborhood. Add information on your home to the back of all brochures for our listings to maximize Buyer exposure.
- If your home has special features and/or upgrades too numerous to list on the color brochure, we produce a FEATURE SHEET which lists these special features and attach it to the color brochure.
- VIRTUAL TOUR of our home, including up to 16 PICTURES, on the Internet in up to 20 WEBSITES, FMLS, & MLS, available for viewing by both Buyers and Agents.
- "Agent Advantage" in REALTOR.COM allows us to place up to 6 digital photos of your home on this most widely viewed Internet site. Our "Agent Advantage" plan features Epling-Mertz & Associates in their own web page, and allows us to monitor traffic to your home , as well as receive direct e-mail messages from prospective Buyers viewing our listings, and provide you with a monthly traffic report.
- PERSONAL WEBSITE: http://www.buysellatlanta.com/ includes a vast amount of information on buying and selling real estate, in addition to hyper links for viewing all our listings, mortgage & lender information, school & neighborhood information, and general information about the greater metro Atlanta area.
- ADDITIONAL INTERNET EXPOSURE ON UP TO 20 WEBSITES: Epling-Mertz & Associates makes your home available to millions of Buyers every month through the many select websites, such as AOL.COM, YAHOO.COM, HOMEADVISOR.COM, and REALTOR.COM, that we advertise your home in.

- 3 MONTHS OF ADVERTISING IN THE REAL ESTATE BOOK: We will submit your home for advertising in the very next publication, and continue to advertise it for a minimum of three months or until sold.
- COPIES OF ALL ADVERTISEMENTS on your home will be sent directly to you upon publication.
- Provide a LISTING BOOKLET of information on your home for Buyers to review when previewing your home. Included in this booklet are copies of your listing as it appears in the FMLS and MLS, a copy of your Sellers Disclosure, an in depth report on your neighborhood and school district provided by e-neighborhoods.com, Agent requirements for presenting an offer, in addition to specific information on your home, when available, such as a copy of survey, floor plans, building specifications, termite bond, termite inspection report, home warranty, receipts for repairs and maintenance recently completed, community newsletters, and any other information that we feel would help a Buyer select your home to purchase.
- REAL ESTATE HOTLINE: Information available 24 hours/7 days-a rider sign is prominently displayed on the yard sign offering prospective Buyers a Toll-Free number to call to obtain additional information on the listed home. We record a personal script of information on your home for the Buyer to review. Included in the recorded message is a web address which will take the Buyer directly to a viewing of up to eight pictures of your home. This system will automatically page us with the phone number of the caller, and we capture the Buyer prospect´s number for follow up.

- FAST BUYER FOLLOW UP: Fran and Jamie take VERY SERIOUSLY the value of a quick response to the dozens of direct Buyer calls we receive every week from our signs and printed advertising. Our experience has determined that the quicker the response time to a Buyer call, the more likely the Buyer will elect to work with us for the purchase of a home.
- ALL OUR BUYERS ARE PRE-QUALIFIED before we show them your home.
